How to Choose the Right Real Estate Agent

Selling your home comes with a cocktail of emotions. Excitement, nerves, and the daunting realisation of just how big of a transaction this will be. Your real estate agent will guide you expertly through this process; but how will you find the right one? 

Here are 6 things you can do to ensure you make the right choice for you and your property.

1. Research

Look up real estate agents and agencies in your area. Familiarise yourself with the current housing market. You don’t need to fully understand everything yet – but it helps to get a picture of what to expect.

Educate yourself about real estate agents (as you are right now by reading this!) and learn what to look for. See whose names and businesses pop up online or in your area frequently – and then look in to their reputation and track record.

Look at multiple agents from multiple agencies. Compare them. Don’t go with the first one you find because it’s easy.

2. Results speak volumes

Continue Googling. Read agency reviews from former buyers and sellers to get a feel of how this agent treats their clients. Research their current listings to see what sort of properties they specialise in. Sift through their successful sales and see the results they are capable of achieving.

What does their marketing look like? Does it make you want to inspect their homes?

A quick and easy way to see an agent in action is to attend open inspections or auctions they are holding nearby. See them in person and watch their behaviour – is it professional? Are they neatly presented? Can they answer questions about the features of the home, property, and the area?

3. Look local

The benefits of a local agent are substantial. A local agent will have thorough knowledge of your area as well as neighbouring suburbs. An agent familiar with your area will know about local schools, day care facilities, medical centres, and the hottest spots in town.

A locally-sourced agent will have a wealth of local contacts they can use to generate immediate interest in your home. Real estate agents tend to have a web of connections; and you are only bettering your situation by selecting an agent who can bring forth plenty of potential buyers in your area.

4. Knowledge is power

The majority of people consider real estate jargon to be, well, jargon. Don’t be afraid to ask questions, however silly you think they may be. A good agent will take the time necessary to ensure you understand everything about the listing, marketing, and selling process, as well as anything that requires a signature.

Agents are experts after all, and a good agent will be pleased to explain in further detail and guide you diligently.

5. Comfort is key

Selling your property comes with a lot of conversations. You must feel comfortable enough with your agent to have open and honest communications. If you aren’t happy with their marketing strategy – speak up! If you would rather sell via auction instead of a private sale – tell them!

You should never feel uncomfortable engaging with your real estate agent. You should select an agent who makes you feel at ease. One you can trust.

6. Faith and trust

More importantly than anything, it is paramount that you trust your real estate agent to act in your best interest at all times. That you trust them to deliver and not make empty promises. You must truly believe they are giving you the best sales advice and achieving the best possible outcome for you.

Your intuition will be your most valuable asset – remember to listen to it!
