What to Expect From Your Real Estate Agent

It is clear to most of us that selling your home requires some expert help – but what exactly does that include? Here is what to anticipate.

1. Industry knowledge

Expect your agent to come with thorough knowledge about the listing and selling process. They will be up to date with all current regulations to ensure the sale of your home runs smoothly and without any hiccups.

An experienced real estate agent will be able to guide you through the journey of selling your property and will be aware of the most effective strategies.

2. Local knowledge

Expect your agent to be knowledgeable about your neighbourhood. They should understand typical selling prices in your area, the state of the market, and strategies for presenting your home as desirable to both local residents and people looking to relocate there.

3. Honesty and full disclosure

Your real estate agent should be totally transparent in your discussions. They will communicate with you honestly and openly regarding the sale of your home, as they have your best interests at heart. This can involve outlining regulations and procedures, being honest about buyer interest, and providing straightforward responses to any questions you may have.

4. Frequent communication

Open discussions between you and your agent should be frequent. Your real estate agent will keep you informed when buyers are intrigued, when offers are made, and when people show interest at inspections. Expect regular updates as well as feedback for the property, and don’t be afraid to check in on your own. It is important to know how your current marketing approach is working and whether any adjustments are necessary.

5. Marketing

The agency your real estate agent represents will advertise your property on your behalf. This might involve brochures, signboards, videos, social media, and the like. Different agencies provide different sorts of marketing at various prices.

You should anticipate receiving a marketing and sales plan from your agent. Of course, your word is final, but your agent will target the correct buyer demographic by drawing on their prior experiences and industry knowledge – so it is important you work closely with your agent in this instance.

6. Host open inspections

Hosting open inspections is a typical method of marketing. Allowing prospective buyers to see your home in person and establish an emotional connection with the property can speed up the selling process. Tell your agent when you would like your home open for inspection and when you’ll be away from the house. They will handle this for you.

7. Negotiate on your behalf

Not all of us are skilled negotiators, but your agent will be. To achieve the best possible outcome in the transaction, let them bargain with buyers on your behalf. You run the risk of unknowingly accepting a substandard deal if you lack effective bargaining skills. Give your agent your desired price (a reasonable one that makes sense for your area!) and they will do everything possible to get you that amount.

8. Professionalism

Expect professionalism above all else from your real estate agent. They should always be well-groomed and approachable. Your agent must behave in a manner that will not be perceived as offensive, and show consideration for you and you prospective buyers. They are representing you, so you should expect their very best.
